How to Enjoy Your Fireplace…Safely

As we enjoy this holiday week and invite friends and families to our home, the fireplace often serves as the iconic focal point of our get-togethers. In fact, according to the U.S. Fire Administration (USFA), approximately one-third of Americans use fireplaces, wood stoves and other fuel-fired appliances.

My colleagues and I in the Top 5 in Real Estate Network® know how important a fireplace can be to making a house a home. But we also know the hazards they can present when proper safety precautions aren’t taken. Following are some important tips for safely enjoying your fireplace and protecting your family and home:
1. Yearly fireplace maintenance is crucial. Gas and wood-burning fireplaces require yearly maintenance in order to work effectively. If you light fires frequently, consider having this done twice a year. Chimneys should be inspected and cleared each year by a certified specialist—a professional real estate agent can recommend a good chimney sweep in the area. Burners and controls for gas fireplaces should be vacuumed and brushed at least once a year.

2. Check smoke detectors and fire alarms often to ensure they are working properly. Also, make sure you have enough in your home. The USFA recommends installing smoke alarms on every level of your home and inside and outside of sleeping areas. Test them monthly and change the batteries at least once a year. Consider installing the new long-life smoke alarms.

3. Keep the fire manageable. Small fires produce less smoke and are easier to control. Make sure your fireplace screen or cover fits securely in order to prevent any embers from escaping.

4. Monitor carbon monoxide (CO). Carbon monoxide is an odorless, colorless and tasteless poison produced whenever gas, oil or wood is burned. CO is controlled by proper maintenance and ventilation of fuel-burning appliances. Carbon monoxide monitors should be used in any home that has a fireplace.

5. Enable proper ventilation. Air is vital for fireplaces to function properly and for preventing CO buildup. Never cut off the air supply to the flame. Make sure that necessary vents and dampers are open, and do not shut the flue until the fire is almost out. Leaving a window open a few inches can also help circulate fresh air and prevent back drafts.

6. Only burn the proper materials. Use only seasoned hardwood, such as oak, ash or maple. Soft, moist wood accelerates creosote buildup in your chimney, which can lead to chimney fires. Lighter fluids, flammable liquids, cardboard and trash should never be used to start a fire.

7. Ensure the right conditions outdoors. Keep your roof clear of leaves, pine needles and other debris, says the USFA. A clogged chimney, cracked masonry or a blocked vent can greatly increase the chance of fire or carbon monoxide poisoning. Periodic outdoor inspections for low-hanging branches or other debris should be performed throughout the winter.

10 Maintenance Tips for New Homeowners

Moving into a new home is indeed one of the most exciting times of your life. That’s why it’s important to start out on the right foot and start caring for your home—and protecting your investment—right away.

As a Member of the Top 5 in Real Estate Network®, my clients often ask me what are the most important areas of a home to consistently maintain. Here are 10 key trouble spots home maintenance experts advise you regularly check on so that they don’t turn into larger, more expensive, problems down the road:

  1. Windows and doors – Be sure to regularly check seals around all your doors and windows to keep drafts out. This simple measure can result in big savings when it comes to your heating and cooling bills.
  2. Safety devices – Check all smoke and carbon monoxide detectors and replace batteries twice a year. Also, keep small fire extinguishers in appropriate places.
  3. Roof – In early fall, check around vents, skylights and chimneys for cracks or leaks and repair or replace tiles as necessary.
  4. Gutters – Keep gutters clear of leaves and debris to prevent clogging, and always make sure they drain away from the house.
  5. Fireplace – Have a chimney sweep assess any fireplaces to check for cracks and creosote build-up that can cause chimney fires.
  6. Filters – Clean or replace furnace filters once every month or as needed. Check and clean the dryer vent, air conditioner, stove hood and room fans regularly.
  7. Air conditioner – When you cover your outdoor furniture for inclement weather, be sure to cover your air conditioning unit as well.
  8. Refrigerator – Test door seals to ensure they are airtight. If you have a coil-back fridge, the coils should be vacuumed twice a year.
  9. Faucets – Check for leaks in kitchens and bathrooms and replace washers as necessary.
  10. Siding and paint – Look for cracks or peeling areas. Repaint or replace caulk as necessary.

Tips for Saving on Heating and Cooling

With the holiday season now in full swing, you are undoubtedly busy ... whether it's shopping for gifts, preparing for guests or gathering with friends. What you probably won't notice through the hustle and bustle of the season is your heating bills rise. Did you know that as much as half of the energy used in your home goes to heating and cooling?

As a member of the Top 5 in Real Estate Network®, I can offer you some vital information that will help you make smart decisions about your home's heating, ventilating, and air conditioning (HVAC) system...all of which can have a big effect on your utility bills -- and your peace of mind.

Here are some tips from ENERGY STAR to help you increase the efficiency of your heating and cooling system:

Change your air filter regularly
Check your filter every month, especially during heavy-use months (winter and summer). If the filter looks dirty after a month, change it. At a minimum, change the filter every three months. A dirty filter will slow down air flow and make the system work harder to keep you warm or cool -- wasting energy. A clean filter will also prevent dust and dirt from building up in the system -- leading to expensive maintenance and/or early system failure.

Tune up your HVAC equipment yearly
Just as a tune-up for your car can improve your gas mileage, a yearly tune-up of your heating and cooling system can improve efficiency and comfort.

Install a programmable thermostat
A programmable thermostat is ideal for people who are away from home during set periods of time throughout the week. Through proper use of pre-programmed settings, a programmable thermostat can save you about $180 every year in energy costs.

Seal your heating and cooling ducts
Ducts that move air to and from a forced air furnace, central air conditioner or heat pump are often big energy wasters. Sealing and insulating ducts can improve the efficiency of your heating and cooling system by as much as 20% -- and sometimes much more.

Focus first on sealing ducts that run through the attic, crawlspace, unheated basement or garage. Use duct sealant (mastic) or metal-backed (foil) tape to seal the seams and connections of ducts. After sealing the ducts in those spaces, wrap them in insulation to keep them from getting hot in the summer or cold in the winter. Next, look to seal any other ducts that you can access in the heated or cooled part of the house.

Consider installing ENERGY STAR-qualified heating and cooling equipment
If your HVAC equipment is more than 10 years old or not keeping your house comfortable, have it evaluated by a professional HVAC contractor. If it is not performing efficiently or needs upgrading, consider replacing it with a unit that has earned the ENERGY STAR.

Depending on where you live, replacing your old heating and cooling equipment with ENERGY STAR-qualified equipment can cut your annual energy bill by nearly $200. But before you invest in a new HVAC system, make sure that you have addressed the big air leaks in your house and the duct system. Sometimes, these are the real sources of problems rather than your HVAC equipment.

Ask about proper installation of your new equipment
Replacing your old heating and cooling equipment with new, energy-efficient models is a great start. But to make sure that you get the best performance, the new equipment must be properly installed. In fact, improper installation can reduce system efficiency by up to 30% -- costing you more on your utility bills and possibly shortening the equipment's life.

How to Maximize Year-end Tax Planning

As another year comes to a close and we make our plans to ring in the New Year, it behooves all of us to put some time aside for important tax preparations. A few simple steps taken now can leave you in a much better position by the time April 15 rolls around.

Since I am a member of the Top 5 in Real Estate Network®, my clients often come to me for financial and tax advice, in addition to their real estate-related needs. I've worked with a great network of financial planners and attorneys over the years, who have shared many valuable tax tips. Most of these experts are expecting higher income and capital gains taxes in 2011, in addition to uncertain amendments to tax laws. That's why certain steps should be taken now so that they are "grandfatherd in" before the changes occur.

While it is essential that you consult with your own accountant and/or attorney, here are some strategies to consider for minimizing your tax burden, provided by Ken Rubinstein, a tax and asset protection attorney with New York-based Rubinstein & Rubinstein:

  1. Sell appreciated property before loss of capital gains treatment and avoid tax via Charitable Remainder Trusts and international tax planning strategies (e.g. tax advantaged foreign annuities and foreign private placement life insurance).
  2. Convert 401(k)s to Charitable Remainder Unitrust IRAs before the government taxes 401(k)s.
  3. Consider taking income in 2010, rather than deferring income to 2011 with its likely higher tax rates. As a corollary, you may wish to defer losses to 2011 to offset expected 2011 income at higher tax rates.
  4. Consider a Dynasty Trust. Such a trust allows the preservation of assets for one's immediate and remote descendants, along with offering asset protection from creditors, as well as a delay of the estate tax bite for many generations.
  5. It is also possible to minimize the tax on appreciated assets by exchanging such assets for a foreign annuity policy. The exchange of assets for an annuity policy is neither taxable nor reportable (at least until 2012). Further, capital gains within the annuity policy would not be taxable.

DECEMBER 2010 MARKET UPDATE

Season's Greetings All My Friends,

As 2010 comes to a close, let's review two real estate trends from this past year: affordability and stabilization.

Affordability: 2010 marks the year of the lowest mortgage rates in the history of 30-year fixed loans. This trend began in the spring of 2009. The U.S. Department of Housing and Urban Development (HUD) reports that since April 2009 these lower rates have helped more than 8.3 million homeowners refinance. Annual borrower savings are estimated at $15.2 billion.

Stabilization: Prices are stable and even on the rise in some areas. According to HUD's web info at www.hud.gov/scorecard, the latest housing figures confirm continued signs of stabilization. To avoid foreclosures in depressed areas around the country, more than 3.73 million loan modifications took place between April 2009 and August 2010.

Affordability + Stabilization + more buyers = rising prices: Lawrence Yun, Chief Economist for the National Association of Realtors, predicts an upswing of sales this spring. Historically, more single people buy in the fall and winter months, while more families buy in the spring and summer.

Q: Is another housing bubble possible in the upcoming future?

A: A bubble results from what economists call "pent up demand" - A surge in spending after a period of economic decline. There are many buyers in our area who are interested in moving into a more appropriate home, and many who have the means to do so. And, while I think that this spring we will see increased sales, I do not foresee another housing bubble in the next year.

The good news is that in my core market, the 24/680 Corridor, we currently have 4.7 months of inventory, less than half the national average. Our local area is tending to feel more stable.

Two of the main factors that would jumpstart a spurt of sales are an increase in job creation and the loosening of credit availability. Mortgage rates are low as I have mentioned, but the number of buyers who can access mortgages is fewer due to new stringent lending rules.

I work closely with excellent mortgage lenders and can help you take advantage of this market when you are ready. Let me know if you have any questions.

 

MY TOWN

A holiday past-time I've enjoyed is meeting up with friends or family after dark, bundling up in warm clothes, and going for a drive or walk down some of the local streets known for houses decked in bright lights and taking in the show, then heading back home for hot cocoa. It's one of those simple pleasures that brings loved ones together and only happens during the holiday season.

Of course with the internet, if you don't know of local light displays in your town, you can search for them on the web. It's a cinch to locate a light show in your town. And the homeowners are happy for the publicity. With all the work they put into bedecking their homes and yards, they want an audience!

Just go to your favorite search engine (Google, Bing, Yahoo, etc...) and search for "Christmas lights map," or just "Christmas lights," followed by your town or the nearest major metropolitan area for a list of sites that will give directions to your local light show. Enjoy the season!

 

FYI

In December, real estate slows while people turn their attention to their family traditions. I decided to research how traditions vary around the globe. Here are a few December traditions that you may find interesting.

In Sweden, the height of the Christmas celebrations is December 24th on Christmas Eve. Their Christmas feast, otherwise known as the famous Swedish Smorgasbord, features ham, pickled herring, and rice porridge. According to legend, anyone who finds a whole almond in his or her porridge will be married within the year.

In Israel, the Jewish holiday of Hanukkah (or Festival of Lights) is most widely celebrated. According to the Jewish Talmud, when the Jewish people regained control of the Holy Temple of Jerusalem, there was only enough consecrated oil to fuel the eternal flame in the Temple for one day. Miraculously, the oil continued to burn for eight days. Hanukkah is a special time for families to celebrate the festivities of joy and thanksgiving.

In Venezuela, Christmas festivities celebrate the birth of the baby Jesus. Venezuelans often display the Pacebre, or Nativity scene. On December 25 children awake to find their gifts around the Christmas tree. Tradition has it that it is the Child Jesus who brings gifts to the Venezuelan children instead of Santa Claus.

Throughout the world, people celebrate by gathering for meals. Whether your holiday meal includes turkey, ham, pickled herring or other traditional favorites, I hope you can look around the table and share your blessings with those you love.

Top 5 Ways to Spend Less This Holiday Season

While the holidays should be a joyous time for all, unfortunately, financial pressures can make this time of the year stressful and depressing for many. There are countless ways, however, to stop holiday spending from spiraling out of control in order to get back to the true meaning of the season.

As a Member of the Top 5 in Real Estate Network®, I often play the role of financial advisor to many clients. After all, owning a home is most likely the biggest investment you'll make, so being prudent regarding spending is a must ... especially in today's economy.

There are many great organizations out there that offer wonderful advice on managing your finances, such as The Homeownership Preservation Foundation (HPF), a nonprofit entity dedicated to helping distressed homeowners navigate financial challenges (www.995hope.org). HPF offers the following great tips for curbing holiday spending:

  1. The number-one rule of financial management is creating a budget and the holidays are no exception. Instead of just random spending, create a detailed budget for gifts, travel, entertaining, cards, decorating, etc. Create a budget for each person on your shopping list and don’t go over it.
  2. Stick to this budget by only taking cash, not credit cards, with you when you shop. This will help you avoid impulse purchases.
  3. Avoid the expense of the office grab bag or Yankee swap by suggesting your employer make a donation to a local charity instead; ask employees to contribute gently used clothing, canned goods, winter coats, etc. This will not only save everyone money but emphasizes the true spirit of the season.
  4. If this is your first year in a new home, don't feel pressured to invest in a full set of ornaments for your tree. Collect those gradually over the years and, in the meantime, decorate with paper snowflakes, popcorn and cranberry garlands, spraypainted pine cones, and other homemade ornaments. The effect will be charming and memorable for years to come.
  5. Streamline the preparations and costs of your holiday get-togethers by sticking to appetizers only. Ask everyone to bring an hors d'oeuvre and serve beer and wine only.

Not only will the above tips help you spend less, but they will help eliminate many of the common stresses that accompany the holiday so that you can truly enjoy the season with family and friends. Today's real estate market presents many unique opportunities for first-time home buyers. From low interest rates to foreclosure properties and short sales, the current economic climate puts homeownership within reach for many who might have thought they couldn't afford it.

Many first-time home buyers may not be aware of the numerous aspects involved in the home-buying process, however. As a Member of the Top 5 in Real Estate Network®, I am aware of the many pitfalls that can trip new buyers up along the way. Here are five important tips to keep in mind when embarking on homeownership.

  1. Study: Do your homework before you buy and be sure to review the closing numbers of comparable homes in the neighborhoods you are exploring. Use the Internet, including social media sites, to garner as much information as possible about homes that interest you and the communities in which they're located. Bring this information to your real estate agent who can interpret it and put it within proper context to your needs.
  2. Credit: With today's tight lending standards, it’s imperative to clean up your credit score before applying for a mortgage. A bad credit score may not just affect your rates, but may prevent you from getting a mortgage altogether.
  3. Get preapproved: Getting your mortgage preapproved gives you extra leverage with home sellers. Not only will you know what the purchase parameters are, but you may be able to negotiate a better purchase price because you can close with more certainty and more quickly. Work with your real estate agent to negotiate a mortgage contingency.
  4. Title: Make sure any new additions or construction to an existing home have been properly filed with the local municipality and have been approved.
  5. Inspection and appraisal: Getting a home inspection is imperative in order to weed out any hidden problems, such as mold or termites, before you sign the contracts. Problems found during the inspection can potentially be used as a bargaining chip with sellers. Likewise, an appraisal is a must to ensure the value of your purchase.

Working with a professional real estate agent is essential for all home buyers, but especially first-time home buyers. 6 Ways to Get Your Home in Tip-Top Shape

Understandably, the goal for any home seller is to sell their property quickly, while investing as little as possible in renovations. With a limited budget and a little effort, you can greatly increase your home's appeal by focusing on what prospective buyers can see on their first visit.

As a member of the Top 5 in Real Estate Network®, I've learned a lot from my fellow members and have access to valuable home-selling information. Consider the following advice from staging expert Kate Hart:

Curb appeal: First impressions are everything and this has never been truer than in today's market. To leave a positive impression on buyers, take care of any exterior maintenance issues before buyers arrive, such as power washing walkways and patios, cleaning your gutters, touching up peeling paint, replacing broken light bulbs, edging and mulching beds, and adding fresh annuals. Some free things you can do include polishing your front door hardware and sweeping away pesky cobwebs.

Kitchen: Give your kitchen a mini facelift on a budget by repainting your cabinets instead of replacing them. For a more contemporary look, consider a semi-gloss espresso brown. For a more traditional look, opt for a semi-gloss creamy white. Complete the makeover by adding new hardware. Considering professional help? Ask your local painter if they can spray a lacquer finish on your cabinets. This treatment is more expensive than painting the cabinets yourself but the result looks like a factory finish.

Bathroom: Give an outdated bath a pick-me-up by replacing your existing lighting, faucets and hardware with updated styles.

Family room: Make your fireplace or great view the selling feature, not your entertainment center. Chances are, your family room is currently centered around the things you do everyday, such as watching television. Before showing, rearrange your room to showcase the architectural focal point of your family room.

Dining room: Keep the dining room decluttered and streamlined so buyers can imagine how they can enjoy this space with their families. Before showing, make sure to remove any knick-knacks and extraneous items from your china cabinet or sideboard. A rule to follow: pack up any items that are smaller than a softball, such as salt and pepper shakers, wedding cake toppers and small figurines.

Living room: Make sure you are selling your space, not your stuff. Give this space a less-cluttered look by keeping no more than three items per surface. For example, go with a piece of art and a pair of candlesticks on the mantle instead of your favorite collection.

How to Rent Your Vacation Property ... Fast

If you have a second home or vacation property you're looking to sell, this market may prove to be exceptionally tough. That's why leasing your property, at least for now, is something you should seriously consider. With the winter months upon us, now is the perfect time to start marketing your property for the summer season.

As a member of the Top 5 in Real Estate Network®, I have access to a plethora of information related to this subject, so I am well-versed on how to help facilitate the rental of your vacation property.

These five tips, for example, are from vacation property experts HomeAway.com:

  • Study the competition. Look at listings for vacation rentals in your area to get an idea of what they offer and how much they charge.
  • Take lots of great photos of your property. Note: No people in the photos, please! Make it easy for your prospective renters to visualize themselves in the scene. And be sure to "dress the set" the way professional photographers do, with an arrangement of colorful flowers on the coffee table, or a dining table set up for a family dinner.
  • Talk to your real estate professional about listing your property on vacation rental/second home sites, and other marketing strategies that will garner the most exposure for your property.
  • Run your vacation rental like a business. Build a team of reliable cleaning and service people, collect and pay local and state sales tax, get set up to accept credit cards, maintain an online availability calendar, and always respond quickly to inquiries from prospective renters.
  • Remember: You're in the hospitality business. Think of yourself as a host and your prospective renters as guests. With this mindset, you're sure to be successful as a vacation-rental owner.

The above suggestions can help you get the jump-start you need to lease out your vacation rental and help start bringing in some additional revenue. Be sure to speak with a professional real estate agent where your vacation home is located for specific tips related to that area.

7 Moving Mistakes that Can Cost You

Keeping your household organized is a challenge in the best of circumstances, let alone when you're in the midst of dealing with the disruption of moving.

As a member of the Top 5 in Real Estate Network®, I always take the extra steps necessary to help my clients experience a stress-free, successful move. Throughout my years in the real estate business, I've witnessed many common mistakes that people make during the course of a move.

Here are seven to avoid:

  1. Packing everything. Prior to moving, it's important to take a look around and decide what you don't want to keep. This will cut down on costs by not having to transfer unnecessary items.
  2. Sending it all to storage. Storage is usually expensive and just delays the inevitable. Eventually, what you store will need to be moved into your home, so try and bring it all the first time.
  3. Shopping on the Internet for move quotes without dealing with a live person. This is one instance where dealing with a live person is necessary. You need to be able to ask specific questions and have your estimate explained to you line by line so that you can see where costs can be cut.
  4. Not looking into what your homeowners' insurance covers. For a nominal cost, these types of insurance policies may cover your goods in transit.
  5. Not taking photographs of items before disassembling them for the move. You will be unable to process an insurance claim if you don't have proof of what the item looked like before you packed it.
  6. Overlooking the box count. If you are paying for boxes by the piece, keep track as things are being packed as each box has a different price attached to it. You don't want to end up with 300 boxes when you only needed 200. Also, if the moving company sees that you're keeping track, movers will be less inclined to hit you up for additional costs when the job is done.
  7. Forgetting to take inventory. If you don't create an inventory, there's no fool-proof way to know if you've left something behind or if it somehow got lost in transit.

What the Dodd-Frank Act Means for You

In an effort to restore consumer confidence while laying a foundation for future economic security, the Dodd Frank Wall Street Reform and Consumer Protection Act seeks to put systems and laws in place to prevent the likes of our recent economic crisis from ever happening again.

But what does it mean for you, the consumer? As a Member of the Top 5 in Real Estate Network®, I am committed to keeping you informed by breaking down government programs and laws into the facts you need to know. Passed on June 29, 2010, the Act represents one of the most far-reaching changes to financial regulation and oversight since the Great Depression. Here are the highlights of the Dodd-Frank Act as provided by the United States Senate Committee on Banking, Housing & Urban Affairs:

  1. Consumer protections: The Act creates a new, independent watchdog at the Federal Reserve, designed to ensure American consumers receive full transparency when shopping for mortgages, credit cards, and other financial products, and are protected from hidden fees, abusive terms, and deceptive practices.
  2. No more bailouts: The legislation claims to put an end to the possibility that taxpayers will ever again be asked to write a check to bail out financial firms that threaten the economy. Such an occurrence will be avoided by: creating a safe way to liquidate failed financial firms; imposing tough new capital and leverage requirements that make it undesirable to get too big; updating the Fed's authority to allow system-wide support but no longer prop up individual firms; and establishing rigorous standards and supervision to protect the economy and American consumers, investors and businesses.
  3. Flagging problems in advance: Under the Act, a council will be created to identify and address systemic risks posed by large, complex companies, products, and activities before they threaten the stability of the economy.
  4. Oversight of big-wig salaries: The new legislation intends to provide shareholders with a say on pay and corporate affairs with a non-binding vote on executive compensation and golden parachutes.
  5. Keep it all on the books: The Dodd-Frank Act also seeks to strengthen oversight and empowers regulators to aggressively pursue financial fraud, conflicts of interest and manipulation of the system that benefits special interests at the expense of American families and businesses.

LaMOrinda Broker's Tour Highlights (10/26/10)

Every Tuesday I will highlight properties that were on Broker's Tour. As is usual for this time of year, there were only 3 Orinda properties "on tour" so I have included one in Moraga and Lafayette :

My favorite, 24 La Campana priced @ $1,860,000. Rumored to be an old hunting lodge and built in 1939, it's over 3600 square feet and has a spectacular view that stretches out to OCC and beyond. Staged to perfection and fabulous architectural details thru-out. A winner.

390 Camino Sobrante priced @ $650,000. In my opinion a major fixer on a 1/2 acre lot in a convenient contry club location.

42 Diablo View priced @ $775,000. Cabin style with loft master bedroom above the living room. Very private location at the very "Top of Miner"

173 Miramonte Dr. (Miramonte Gardens), Moraga.  Priced @ $489,000. At 1772 square feet it's a lot of townhouse but original kitchen, baths and windows built in '65.

3919 South Peardale, Lafayette priced @ $1,335,000. Updated throughout, big 6 bedroom, 4 bath. Has three bedrooms on each side of house. I love the soaking tub in the master bath. South Peardale is a coveted street in Happy Valley that is a favorite for people who want a traditional neighborhood.

OCTOBER 2010 MARKET UPDATE

Hi All My Friends,

Real estate prices in our area continue to remain steady. After the tax credits for home buyers expired last May, there was concern that the market could tank. Yet, existing home sales have stabilized over the past year. Lawrence Yun, Chief Economist for the National Association of Realtors, reports that the housing market continues to recover on its own power without the homebuyer tax credit.

The average sales price for all residential properties sold in the combined areas of LaMOrinda and Walnut Creek increased by 4.5% (Sept '09 vs. Sept '10). Sales prices in the same areas month to month (Aug '10 vs. Sept. '10) fell by 3.8%.  I feel that it is too early to tell if this is the summer doldrums or if the market is heading down again. I will report the October stats next month. (Trendgraphix)

I think people are beginning to hedge their bets. Prices haven't been this good for a long time. Sellers are serious. The rate for a 30-year conventional fixed-rate mortgage fell to a record low of 4.43 in August according to Freddie Mac. Note that the rate was 5.19 percent in August 2009.

So what is holding back more buyers? The main reason given is a lack of confidence in our national economy. Many believe that the November elections will create a new direction and confidence will grow. If that is so, then buying now will be seen as the smart move.

Q: What is a CMA?

A: A Comparative Market Analysis, or CMA, is an in-depth analysis of the home's worth in today's market. If you are thinking about selling your home, then we need to determine the fair market value first. There are online sites as well as newspaper listings that will give valuations. But each house is different and most sales are not posted publicly for months. It takes an expert who has walked through the recent homes for sale, knows the streets of the neighborhood, and knows the trends of real estate transactions to best assess which properties to compare to yours in order to create a realistic CMA.

To create a CMA, first I will walk through your home. At this point, I may recommend some improvements that would increase your home's value. Then I will check all sales, pending sales, expired listings and active listings in our area that relate to your home. Once we have the analysis, together we will determine an asking price.

Depending on the strength of the market when we list your home, you can expect a range of offers. My goal then is to aggressively market your home so that you get the most exposure from qualified buyers. In the end, you and the buyer determine the final selling price.

 

MY TOWN

Any parent knows the value of good schools for their children. But the value of good schools doesn't only affect children and their families, it also impacts neighborhoods and the property values of your home. Even if you don't have school-age children, knowing the ratings of schools in your current home or prospective new homes will affect your pocketbook in the long run.

The Internet offers some free, comprehensive resources to find school ratings. While ratings don't cover all of the facets of a school's value, they give a quick data point to know how well children are learning at any given school. Academic Performance Index (API) score, state rank, parent education and more can be found on www.school-ratings.com. Check out www.greatschools.org for comprehensive school data nationwide. Peruse the website to find the top schools in small, medium, or large US cities (click Find a School tab, then Choose the Right School, then Moving with Kids). Or search for a specific city to review the API results.

As an agent, it is my job to know the local schools not just by test results, but through people and real stories. With a large amount of bank-owned properties on the market, it's a great time for homebuyers looking for good deals. But bidding on bank-owned homes also means the homebuyer has to compete with investors bringing cash offers.

Fannie Mae's got a new program for their Real Estate Owned (REO) properties. For homeowners, this is a way to buy properties that have reduced prices BEFORE investors can buy them. After the property hits the market, you've got fifteen days to look at the property.

Qualified homebuyers must be owner-occupants and can receive up to 3.5% of the final sales price, which can be used toward closing cost assistance including a home warranty, if desired and available. Eligible offers must be submitted on or after Sept. 23, 2010, and must close by Dec. 31, 2010. The sale must close within 60 days of the offer being accepted.
